Hot Water Relief
Chances are, you’ve never even noticed one of the most important safety devices in your home.
Every water heater should be protected by a Temperature/Pressure safety valve. In the event of a control failure, this small valve prevents tank damage or explosion of super heated water. For your safety, manufacturers recommend annual testing of this valve.
Testing your T&P valve is usually a simple process but if you haven’t had your T&P valve tested and your water heater is over 5 years old, you should call us before attempting to test it.
Typical T&P test procedure. NOTE: This is a technical procedure requiring mechanical skill. We recommend that you let us perform the test on our next visit.
- Check T&P drain line to make sure it discharges into safe location. (HOT water will be discharged during testing!)
- Make sure you can operate the valve supplying water to your water heater — just in case the T&P valve fails to close after testing).
- Once you have assured that the hot water discharge will not cause personal injury or property damage, simply lift the test lever on top of the T&P valve. Hot water should begin flowing immediately. If water doesn’t flow, call us at once!
- Leave the valve open for several seconds, flushing a couple of gallons of water.
- If the valve doesn’t shut completely off after testing, repeat the process in order to flush out debris. If the valve continues to leak, call us.

- Visible dripping or wetness at the end of the valve drain piping.
- Corrosion or mineral build up around valve.
